Durham continues to make headlines as a thriving hub of opportunity, innovation, and growth. This week, we’re shining a light on an exciting development in the Hayti District—a neighborhood deeply rooted in Durham’s rich history and cultural legacy. The Fayette Place redevelopment project is poised to transform this area into a vibrant, inclusive community with hundreds of affordable housing options, creating new opportunities for residents, families, and investors alike.

A Collaborative Vision for Change

Fayette Place, a collaborative effort between the Durham Housing Authority and Durham Community Partners, is set to begin construction in 2025. This large-scale development will breathe new life into the currently vacant 14.43-acre site, located at 1103 Merrick Street. In total, the project will deliver 565 affordable housing units across multiple phases.

The first phase includes 252 garden-style apartments spread across nine buildings, which will be a mix of three-, four-, and split-story structures. Designed to meet the needs of a diverse population, the development will feature 81 one-bedroom, 113 two-bedroom, and 58 three-bedroom units, with 26 of them being handicap accessible. These homes will serve households earning between 30% and 80% of the area median income, ensuring a range of affordability for individuals and families alike.

More Than Housing: Building Community

This redevelopment isn’t just about creating homes; it’s about fostering community. Fayette Place will include thoughtfully designed outdoor spaces such as three plazas, a playground, multi-use fields, and a grilling pavilion with picnic tables. Residents will also benefit from a community center featuring a fitness center, laundry room, computer room, and a multipurpose space.

Phase two will add 270 multifamily units, 68 of which will be reserved specifically for seniors. The final phases of the project will introduce 43 affordable single-family homes, offering even more options for future residents.

Why This Project Matters

Affordable housing continues to be a pressing need in growing areas like the Triangle, and projects like Fayette Place address this issue while also revitalizing historically significant neighborhoods. By providing quality, affordable living options, this development paves the way for greater equity, access, and stability for Durham residents.

Moreover, the Hayti District’s transformation extends beyond Fayette Place. Neighboring projects like the Heritage Square redevelopment and plans for Durham Athletic Park indicate a broader trend of revitalization. For investors, sellers, and buyers, this is a prime opportunity to be part of an area on the rise.
