Exciting news for Granville County as plans for a groundbreaking housing development have been approved. This means a significant population boost in the area according to Ben Tobin – of the Triangle Business Journal. Meritage Homes Corp. (NYSE: MTH), headquartered in Arizona, has received the green light from the Butner Town Council to move forward with Lyon Station, a proposed community featuring 799 single-family homes. Originally planned for almost 900 homes, the rezoning of about 334 acres along West Lyon Station Road near Interstate 85 marks a conversion to a Planned Unit Development (PUD), thereby facilitating a higher count of residences than the previous rural and suburban residential designations.
“This has been an extensive process,” highlighted Emily Rothrock from ESP Associates, the engineering firm involved in the project’s design. “We’ve been dedicated to working closely with the town staff and are immensely grateful for their invaluable input.”
No Pricing or Construction Date as of Yet
Details regarding the pricing of these new homes and the construction schedule remain undisclosed. Representatives from Meritage declined to provide comments on these specifics. The company’s existing Durham-area community, Umstead Grove, showcases homes with prices in the $500,000s.
In its plans, Meritage aims to craft a pedestrian-friendly community, emphasizing walkways and outdoor amenities interwoven throughout the landscape. Doesn’t that sound peaceful?

“One of the most exciting aspects of this project is the open space it offers,” emphasized Rothrock. “We’re introducing trails, pocket parks, and areas dedicated to preserving natural landscapes.”
Regional Growth Trends
The development is the latest addition to Butner, a town situated approximately 15 minutes north of Durham along Interstate 85. Like several other small towns in the Triangle region, Butner has experienced substantial growth. Estimates from the U.S. Census Bureau show an increase in the town’s population from 7,591 residents in 2010 to 8,451 in 2022, underscoring its evolution amidst ongoing regional growth trends.
