Months after proposing a 135-home subdivision, Envision Homes has significantly increased the density of their project in Sanford. The new plan calls for 339 units, including 15 single-family homes, 60 townhomes, and 264 apartments spread across 11 multifamily buildings, on a 40-acre plot south of downtown.

According to a partner at Envision Homes, “Stubbornly high development costs and interest rates” factored into the decision to increase density. This project reflects a nationwide trend of builders shifting towards denser housing options, catering to a wider range of buyers and potentially offering lower entry points into the market.

Sanford’s attractiveness as a growing area with an influx of businesses and residents continues to draw builders. The city has experienced significant economic development in recent years, attracting companies from various industries. This growth has fueled a rise in housing demand, making Sanford an attractive location for both homeowners and renters.

The new Envision Homes project adds to recent developments like a planned 72-unit apartment complex near downtown Sanford. These projects signal a growing trend towards higher-density housing options in the city, offering residents a variety of living choices.

Benefits of High-Density Housing

High-density housing developments come with several potential benefits:

  • Affordability: Denser housing options can offer more affordable living options compared to single-family homes, particularly in areas with high housing demand.
  • Walkability and Amenities: Denser communities often encourage walkable environments with closer proximity to shops, restaurants, and entertainment options.
  • Efficient Land Use: High-density housing developments make efficient use of land, potentially minimizing urban sprawl and preserving green spaces.

The Envision Homes project is just one example of how Sanford’s housing market is evolving to meet growing demand.
