Downtown Durham’s historic charm is being reinvigorated with the $2.7 million renovation of a century-old building at 301 E. Chapel Hill St.. Owned by local residents Brian and Kelly Strawberry, the property is transforming into a social and cultural centerpiece while maintaining its historical roots.

The building, originally constructed in 1910, was purchased by the Strawberrys in 2021 for $1.8 million. Inspired by their love of older structures, the couple embarked on an ambitious restoration project in early 2024 after previous tenants vacated. Collaborating with Alliance Architecture and Gateway Building Co., both seasoned in historical renovations, the team is elevating the building to new heights—literally.

A Glimpse into the Renovation

The project includes adding a fourth story, excavating the basement for additional usable space, and constructing a rooftop deck. These changes will expand the building from 5,500 square feet to over 8,000 square feet. The team also uncovered hidden gems during construction, such as circus posters from the early 1900s, which will be thoughtfully incorporated into the building’s future decor.

Upgrades also include enhanced electrical and plumbing infrastructure, including a grease trap, preparing the property for diverse tenants, such as a potential restaurant. However, Brian Strawberry is taking a forward-thinking approach. “I don’t want to limit who my potential tenants could be—whether it’s this year or decades down the road,” he shared.

Community and Legacy

The Strawberrys envision the space as a community hub, aiming to attract both locals and visitors to downtown Durham. “This is a big piece of Durham’s history,” Strawberry said. The couple’s passion for preservation and revitalization drives their goal of maintaining the building for future generations, including their 9-year-old son.

With shell work expected to be completed by March 2025 and tenant improvements to follow, the renovation of 301 E. Chapel Hill St. represents not only an investment in real estate but also in Durham’s cultural and historical identity.
